Home buyers and sellers are often warned to not allow their agent to also represent the other party. This kind of arrangement is called Dual Agency. There is simply no way for the agent to be impartial to both parties in this situation. But if your agent is selling your house and brings you a qualified buyer, what should you say? Conversely, if you’re that buyer, what should you do? You have two options, provided you both want to proceed with the deal.
Across Canada and the US, many people are catching onto the benefits of living in the exurbs. An exurb (also known as a “bedroom community”) is a cozy community within an hour's drive of a small city. People who populate the exurbs are still connected to and rely on their modestly-sized metro neighbors for work and entertainment. But they enjoy a quieter and lower-cost lifestyle.
Developers are taking note. According to such websites as eyeonhousing.org and theconversation.com, builders are adding single and multi-family units to exurbs at a higher rate than metro or suburban areas.
Along with housing development comes commercial development, meaning more shops, conveniences, and opportunities for those living in the exurbs. It also means more traffic and higher housing prices as the area becomes more desirable. There’s not much anyone can do if their exurb is already growing up. But to the extent that a person wants to invest in exurb growth, or needs to plan for change in their own community, it’s useful to take notice.
